Condo Shopping? 266 Buildings Are Already Approved for Financing
If you have ever fallen in love with a condo only to hear "the building isn't approved," you know how frustrating condo financing can be. Unlike a single-family home, a condo loan depends on two approvals: yours and the building's. To take the guesswork out of that second step, Reliant Mortgage now publishes a searchable list of 266 condo buildings that already hold a full project approval with our lending partners, across 16 of the states where we lend.

Why condo buildings need their own approval
When you buy a condo, you are buying into a community that shares a roof, a budget, insurance and reserves. Lenders review the whole project, not just your unit, before they will finance it. That review typically looks at:
- The HOA budget and reserves — whether the association is setting money aside for future repairs.
- Owner-occupancy and investor concentration — how many units are lived in by owners versus rented out, and whether one person or company owns too many units.
- Delinquent HOA dues — a high share of owners behind on dues is a red flag.
- Insurance — the master policy, flood coverage where required, and liability coverage.
- Litigation, special assessments and deferred maintenance — especially structural or safety repairs.
- Commercial space and short-term rentals — condo-hotels and buildings with a lot of commercial space are often harder to finance.
If a building can't pass that review, buyers are often limited to cash or a narrower set of loan options, and deals fall apart late in the process. That's the headache this list is meant to prevent.
What "fully approved" means on our list
Every building on the list has already completed a full project review, the most thorough level of condo review, and the approval was current when we last updated the list. Each building is marked with the financing paths available:
- Conventional & Non-QM — the building is approved for conventional loans as well as Non-QM programs.
- Non-QM — the building is approved for our Non-QM programs, such as bank statement, DSCR (investor), asset-based and other flexible-income loans.
Because the project review is already complete, your loan can move faster and with fewer surprises. We'll still collect a few current items at application, such as the unit's exact HOA dues and any special assessments, but the heavy lifting on the building is done.
Where the approved buildings are
The list currently includes buildings in Florida, Illinois, California, Colorado, New Jersey, Pennsylvania, Georgia, Maryland, Texas, Virginia, Arizona, Massachusetts, Connecticut, Kentucky, Michigan and South Carolina. Florida and the Chicago area have the deepest selection, from Miami Beach, Brickell, Fort Lauderdale and Hollywood to Naples, Tampa, Orlando and Daytona, and from Chicago to Palatine, Schaumburg, Arlington Heights and Naperville.
You can filter the list by state, search by building name, street, city or ZIP code, and narrow it to Conventional or Non-QM options.
Don't see your building? Ask anyway.
This list shows buildings that are already fully approved. It is not the full universe of condos we can finance. Many buildings that aren't on the list can still be approved through a project review once you're under contract, and some qualify through a limited review. Reliant Mortgage is licensed in 35 states, so send us the building name and address and we'll tell you what's possible before you make an offer.
For buyers
- Use the list to focus your search on buildings where financing is already lined up.
- Get pre-approved early so you know your budget, including HOA dues, before you tour.
- Before you write an offer, ask us to confirm the building's current status. Approvals expire and are renewed on a rolling basis.
For real estate agents
If you list or sell condos, this list can help you price with confidence and keep deals together. A building with a current full approval means fewer buyers lost to financing issues late in the transaction. Share the page with your buyers, or reach out and we'll check the status of any building on or off the list for your next listing.

It is not a commitment to lend or a guarantee of loan approval. All loans are subject to credit, income, property and project review at the time of application, and additional project documentation may be required.
